The Mayfair garden room has been designed to bring style and functionality to any garden and complies with permitted development rights. The buildings are of a high specification as they are fully insulated and pre-wired creating a structure for you to customize exactly as you wish.
As standard, the Mayfair garden room prices include the following and local delivery within 20 miles. We do install beyond this distance however a small charge may apply.
- Eco base of solid anti-rot recycled plastic posts concreted into the ground to which a grid formation, tanalised wood framework is fixed
- 2000-gauge damp course membrane fixed to base
- Installation of timber frame garden room, engineered using SIP Panels
- All insulation used within floor, roof & wall panels is 50mm thick and foil backed
- All internal walls are lined with premium grade ply and foil backed plasterboard, before a full plaster finish
- Internal room approx. 1m x 1.5m, including white internal wood door
- All floor boards – 22mm moisture resistant Caber Floor P5
- Laminate flooring including underlay & skirting, in choice of colours
- All roof boards – 18mm OSB 3BBA moisture resistant
- Final roof cover – EPDM one-piece rubber membrane
- Exterior cladding – 21mm Grade A Larch
- Supply & fit guttering including downpipe(s) to the rear of the building
- Pre-wired with 2 way consumer unit, 2 double sockets, internal & external LED downlights and outside input socket (if required). All sockets & switches are white as standard.
- Doors & windows: uPVC White patio doors, 2 x top hung opening vent windows and 1 x fixed pane window. Doors and windows can be changed in colour and style, prices available on request

Our garden rooms have been designed to a high specification, however we do understand each individual’s requirements are different. We can make our garden rooms’ bespoke to your unique requirements. See below for further information.
Doors & Windows
As standard our buildings include the doors & windows as shown in display image, in uPVC White. However, there are options to change the style of the doors and windows, the colour and choose between uPVC & Aluminium.
Our garden rooms include premium grade A Larch cladding. There are options to upgrade to Cedar, Composite (in a variety of colours) and Burnt Larch.
All internal walls are lined with premium grade ply and foil backed plasterboards, before a full plaster finish. We offer the option to upgrade to an internal paint finish, strematch panelling and also add internal walls.
Our buildings are pre-wired with our standard electrics package. There is an option to upgrade or increase the electrics in the building.
Door and Windows
As standard all of our buildings come with the uPVC doors & windows as shown in the display image. However all of the doors and windows can be changed / added / removed or upgraded. When it comes to doors and windows there is a lot to choose from! For example; the material they are made from, the style, the price and of course the colour. Here is a little more detail on the options available:
uPVC or Aluminium?
We offer both Aluminium and uPVC doors and windows, which option you go for comes down to your personal preferences, your budget, and the factors that are important to you. Every homeowner is different and since uPVC and aluminium tie on so many factors particularly thermal efficiency and security it’s not as simple as saying one is better than the other.
Aluminium windows have come on leaps and bounds over the past 10 years in terms of affordability, durability, and thermal efficiency, and we expect them to only continue to grow in popularity. However, there will always be a place in the market for uPVC thanks to its affordability.
All of our French & Patio doors and all windows options can be made in either uPVC or Aluminium. Bifold doors are only available in Aluminium. These can be made in a variety of sizes and colours to suit your configuration. Please speak to our sales team for prices.
All of our door and window options can be made in any RAL colour, exactly the same as when choosing your doors and windows for your house. You can change the colour of your doors and windows on any of our garden rooms, this includes external and internal. Here are some of our popular combinations:
White external / white internal is our most cost effective option.
Grey external / white internal is our most popular option.
Black external / white internal is becoming more and more popular.
Standard Cladding : Larch
As standard the prices include 21mm Grade A Larch cladding. Larch is an extremely durable type of external cladding, it comes in a range of warm hues; from orange to red-brown, but over the years it weathers to a very desirable silver-grey. The colours are striking yet inoffensive and natural, creating a natural feel to the building.
Burnt Larch: An option whereby our Grade A Larch has been fire treated to give a blackened appearance to the timber. This creates a more rustic look and feel to the building.
Cedar cladding: Renowned for it’s ‘natural beauty’; the reddish hue, tight grain patterns and soft texture make it a popular choice.
Composite cladding: Offering an ultra-modern look. Composite cladding is available in a wide variety of colours and grains.
All of 4 cladding options offer minimal maintenance and be fitted horizontally or vertically.
As standard, all internal walls are lined with premium grade ply and foil backed plasterboards. We then include a full plaster finish, to leave your garden room ready for decorating.
Strematch Internal Finish
If you would prefer a different finish, you can upgrade to Strematch. Strematch cladding creates a high-quality tongue and groove paneling appearance. The additional cost for a strematch finish is detailed below.
We also offer an internal paint upgrade, this will ensure your garden room is ready to use the minute we hand over the keys. The additional cost for internal painting is detailed below.
As standard all garden rooms are pre-wired with 2-way consumer unit, 2 double sockets, 6 to 10 downlighters (depending on size of building) 5 outside lights & an outside input socket. As standard all spots are chrome, sockets & switches white, upgrades available on request.

At this stage, it is just about selecting the overall shape of the building as all of the windows and doors are interchangeable and the same applies with the external cladding, but more on this later.
