The Mayfair

The Mayfair garden room has been designed to bring style and functionality to any garden as well as comply with permitted development rights. The buildings are of a high specification; they are fully insulated and pre-wired creating a structure for you to customize exactly as you wish.

What's included?

As standard, the Mayfair garden room prices include the followinLocal Delivery within 20 miles. We do install beyond this distance however a small charge may apply.

  • Eco base of solid anti-rot recycled plastic posts concreted into the ground to which a grid formation, tanalised wood framework is fixed.
  • 2000-gauge damp course membrane fixed to base
  • Installation of timber frame garden room, engineered using SIP Panels.
  • All 50mm insulation within roof, floor & wall SIP panels is Celotex or similar, foil backed.
  • All internal walls are lined with premium grade ply before dry lining, ready for decorating.
  • Internal room approx. 1m x 1.5m, including white internal wood door
  • All flooring 22mm moisture resistant Caber Floor P5.  
  • Laminate flooring, including underlay & skirting, in choice of colours. 
  • All roof boards 18mm OSB 3BBA moisture resistant. 
  • EPDM one-piece rubber membrane, final roof cover
  • Exterior cladding – 21mm Grade A Larch
  • Supply & fit guttering to the rear of the building
  • Pre-wired with 2 way consumer unit, 2 double sockets, 12 downlighters (spotlights) & an outside input socket. All sockets & switches are white as standard, upgrades available on request.
  • Wall heater included, upgrades available.
  • Doors & windows: uPVC Grey external / white internal patio doors, 2x top hung opening vent windows and 1x fixed pane window. Doors and windows can be changed in colour and style, prices available on request.
  • 10 year structural warranty.

Additional options available

uPVC or Aluminium?
We offer both Aluminium and uPVC doors and windows, which option you go for comes down to your personal preferences, your budget, and the factors that are important to you. Every homeowner is different and since uPVC and aluminium tie on so many factors particularly thermal efficiency and security it’s not as simple as saying one is better than the other.

Aluminium windows have come on leaps and bounds over the past 10 years in terms of affordability, durability, and thermal efficiency, and we expect them to only continue to grow in popularity. However, there will always be a place in the market for uPVC thanks to its affordability.

All of our French & Patio doors and all windows options can be made in either uPVC or Aluminium. Bifold doors are only available in Aluminium. These can be made in a variety of sizes and colours to suit your configuration. Please speak to our sales team for prices.

Included cladding: Larch

As standard the prices include 21mm Grade A Larch cladding. Larch is an extremely durable type of external cladding, it comes in a range of warm hues; from orange to red brown, but over the years it weathers to a very desirable silver grey. The colours are striking yet inoffensive and natural, creating a natural feel to the building.

Optional Upgrades
We do also offer cedar and composite cladding, which can be placed on any building. Cedar cladding is renowned for it’s ‘natural beauty’; the reddish hue, tight grain patterns and soft texture make it a popular choice. Composite cladding offers a completely different look; one that is ultra modern and available in a wide variety of different colours and grains.

All 3 cladding options offer minimal maintenance and be fitted horizontally or vertically.

The Mayfair garden room benefits from an internal room measuring approx, 1m x 1.5m with a white internal solid wood door.

This size can be increased or you can add additional internal walls and internal doors if required. 

As standard all internal walls are lined with premium grade ply before dry lining, ready for decorating. 

You can upgrade to a full plaster finish if preferred and there is also an option for internal painting. 

Decking can be added to the area surrounding your garden room. We can also add decking steps, balustrade or post and rope if you wish.

Decking is charged at £89 per sqm.

Our display building is 4m x 4m, 2.8m high with composite cladding. The cost for the building as shown is £22,435 incl VAT.

Our buildings are of an exceptional standard. We source premium quality timber and materials for all stages of the build process and our installation team are highly skilled craftsmen. We manufacture our buildings to order and therefore able to offer a bespoke service, giving you the opportunity to adjust to suit your exact requirements.
