The Hoxton process

Our new high specification fully insulated, pre-wired garden building benefits from aluminium doors and windows. The Hoxton pent roofed cabin range is stylish, sleek and built to comply with permitted development rights, planning permission is not usually required. This range, like all of our log cabins, is made to order and therefore we can build any of our log cabin ranges up to this specification. We will build exactly as you would like it, even if the exact measurements or specification isn’t detailed on our website, please just ask! We offer a free, no obligation, site survey to ensure your property is suitable and assist you in designing your ideal cabin.

It offers a construction process that is exclusive to London Timber Buildings, resulting in a far superior build quality to our competitors offering a similar model.

How does it work?

Our garden rooms work slightly differently to our log cabin ranges, choosing your building is a 3 stage process:

  1.  Select building size (which includes the insulation, assembly, electrics and more! See below)
  2. Select aluminium windows and doors (Options include Bifold, Patio and french doors)
  3. Select optional extras (Includes internal painting and artificial green roof)

1. Select your size

Our Hoxton range sizes are the maximum dimensions, log end to log end. The sizes listed below are our most popular, however we can make this building to any size or configuration. Therefore this stage is about choosing a size that fits within the designated area, is fit for purpose and of course within budget.

Free site survey

We offer a free of charge, no obligation, site survey to all potential customers. We feel this is an important part of the decision making process, to ensure the designated area is suitable and assist you in designing your ideal cabin. We will discuss construction process, measure your garden space and assess the access to your premises. Depending on your location this will be either a visit to site or via sykpe.

Planning permission

Whether you will require planning permission or not depends on the overall height of your log cabin, how close you wish to place this to your boundary and the intended use. All of our log cabins can be built to be within permitted development. Take a look at the planning portal or give us a call to discuss this further.

What's included in the price?

The main product used in the construction of our building is a 44mm thick log, in comparison to other suppliers who use wood cladding, approximately only 18mm thick. We use graded Siberian Pine which is slow grown, ensuring a high quality dense timber. Our wood is FSC certified, the mark of responsible forestry.

Insulation is the most effective way of preventing heat loss to you building. Timber on its own is a naturally insulating material, so this extreme difference of 44mm versus 18mm in thicknesses will mean our Hoxton offers much better thermal performance and energy efficiency. With the addition of the included floor, wall and roof insulation you can be certain of comfortable year-round usage.

We deliver and install all over the country. Delivery within 20 miles of our site (UB9 4DE) is included in the building price. If you are outside of this area, please do get in touch and we will confirm the additional price for you. 

This is an eco-base of anti-rot solid recycled plastic posts concreted into the ground to which a tanalised and pressure treated timber framework is fixed. The posts come in 3m lengths and are cut down to size on site, this enables us to level any uneven ground and minimise groundwork for the customer prior to our arrival.

This provides a level base to which your final 2000-gauge damp membrane is attached, and your cabin constructed. This method is cost effective, less intrusive to your garden and enables all-round air flow to the cabin.

The 2000-gauge membrane which remains flexible at low temperatures, stable at elevated temperatures and resistant to ageing to restrict the ingress of moisture.

We have a team of experienced fitters on hand to install your Hoxton garden building, they will carry out the whole process from installing the base to treating your building with the premium wood protector. The team are polite, efficient and organised to ensure the install goes without a hitch.

As mentioned we are a family run business and our site manager George, is always available to answer any questions you may have and see you through the whole process.

The Hoxton building is full insulated to ensure year-round usage. 50mm insulation is used to reduce the rate of heat transfer, keeping your building cool in the summer and warm in the winter, meaning energy bills are kept to a minimum​

The premium EPDM (ethylene propylene diene terpolymer) is an extremely durable, one piece rubber membrane which is widely used in low-slope buildings worldwide and is therefore perfect for The Hoxton range. Its two primary ingredients, ethylene and propylene, are derived from oil and natural gas. This gives you greater water proofing protection than the standard roofing felt and offers a 35 year life expectancy.

We only use 1.5m premium EPDM, not 1.2m like many of our competitors. To compare, the same 1.5m premium is used on flat roofing for houses.

We use the highest quality roofing materials to add longevity, reduce maintenance and enhance the appearance of your cabin. We include the addition of guttering to direct water away from the building.

12.5mm fireboard, which is a fire plasterboard complying to BSEN520 for your safety and peace of mind. This is a more economic choice than full plaster and leaves you with a smooth finish ready for decoration.​

The vapour barrier is added for damp proofing to prevent unwanted moisture and water vapour entering the building, to also prevent interstitial condensation​. 

Guttering directs water away from the building. For The Hoxton range this is placed on the rear wall of the building to ensure the water moves away from the cabin and foundations. This is included in the building price and is available in black or white.

The logs of The Hoxton are kiln dried and require treatment. We include the first application of wood protector to the building in our price. We recommend you treat the cabin approximately fourteen days after assembly with a wood preservative and annually thereafter, to ensure maximum longevity.

We use a premium wood protector which contains biocide ingredients which help protect the finish against fungal growth and discolouration. The protector uses hydrophobic waxes to prevent the decay and damage that water ingress can cause. This comes in a choice of colours, shown here.

To ensure your garden building is finished to the highest specification we supply and lay our premium laminate flooring, which is included in the building price. Laminate flooring is available in a choice of colours.

Standard electrics are included in the initial building price quoted. The building is pre-wired with the following:

  • Electrical consumer unit
  • Four double plug sockets
  • Six inside downlighters
  • Light switch with outside input socket for mains connection

Please note mains connection (to the house) is not included and this will require a site survey to confirm price.

The Structure

The wall layers of The Hoxton from outside to inside:

  • 44mm graded Siberian pine/spruce that has been slow grown, ensuring a high quality dense timber
  • Cavity gap designed to house your electrical wiring, to give your cabin a clean finish, whilst reducing heat loss
  • 50mm insulation to reduce the rate of heat transfer, keeping your building cool in the summer and warm in the winter, meaning energy bills are kept to a minimum
  • Vapour barrier for damp proofing that prevents unwanted moisture and water vapour entering the building, to prevent interstitial condensation
  • 12.5mm fireboard, which is a fire plasterboard complying to BSEN520 for your safety and peace of mind. This is a more economic choice than full plaster and leaves you with a smooth finish ready for decoration.
  • Plaster finish offers a smooth, uniform and luxurious appearance as widely used in most households (optional extra)

2. Choose your doors & windows

One of the benefits of The Hoxton is it’s capability to have aluminium doors and windows, giving you endless options with sizes, colour and styles. Aluminium is renowned for its perfect combination of light weight and high strength, therefore making it the ideal material for sliding and folding doors, providing slim, elegant designs and outstanding performance. With a life-span measured in decades rather than years, together with extremely low maintenance requirements, aluminium has become the perfect choice. The systems are designed with performance, looks and efficiency in mind, with each frame incorporating a ‘thermal-break’ to insulate doors against heat loss, raise the internal temperature of a building and help reduce the risk of condensation.

Maintenance for aluminium systems is simple and straightforward, with a routine ‘wipe-clean’ being all that is required to keep the products looking their best. With no requirement for re-painting or re-varnishing, aluminium windows and doors should never fade, deteriorate or rust, even in harsh environments, or coastal locations.

We offer the option to install artificial grass on top of the roof. This creates an enhanced aesthetic appearance and helps the building blend in to its surroundings.

4. Place your order

  • Build your quote. Select size, doors and windows and layout for LTB to provide detailed quote.
  • Upon receipt of quote, book in free site survey and finalise order details.
  • Place order. We require a 25% deposit to confirm your order.
  • Within around four weeks you will receive detailed building plans for your approval.
  • As soon as plans are approved, the logs will go into the queue for production. Your 2nd payment of 25% will be due.
  • We will notify you when we are made aware that your logs are on their way to us
  • Agree an installation start date which works for both parties.
  • Your 3rd payment of 25% is due prior to installation start date.
  • Your Hoxton Garden building is assembled and completed in approximately five days.
  • Your building is finished! Your final balance is due upon completion.

Delivery & Assembly

Once ordered your log cabin will arrive to us within 8-10 weeks. As soon as it arrives we will be in touch to book in your assembly or delivery date.

Your log cabin is built by our team of experienced fitters, them are efficient, polite and will leave your garden tidy and free of any waste. They will work with you to ensure you are happy with the location of the building and show you how to use and maintain your new garden building.
