Are Garden Rooms warm enough to use all year round?
Absolutely! The buildings are fully insulated with 50mm insulation boards in the walls, floor and roof. All insulation and plaster boards are foil backed, giving superior vapour resistance and additional heat retention. This provides year-round comfort. Upgraded insulation is available, if required, and we can insulate according to your needs (e.g. for acoustic purposes or sleeping accommodation).
What can I use a Garden Room for?
What can’t you use it for, would be the better question! A home office, craft studio, party and games room, school classroom, teenage hangout, home business (hairdressers, beauty salon, dog grooming parlour, eyelash studio), hobby room, music room, additional family living space, annexe accommodation. The possibilities are endless!
What is the lifetime of my Garden Room?
We would expect our Garden Rooms to have a life expectancy of over thirty years and they come with a ten-year structural warranty, as standard.
Do I need to apply for planning permission?
Generally, no! Our buildings normally fall within permitted development, eliminating the requirement for a planning application being required. Planning requirements remain the customers responsibility and we would recommend checking the Planning Portal for further information.
What is your ordering process?
Payment is split into four equal parts. Upon ordering we would ask for your first 25% deposit to secure your order. The next step is your plans, which we will send to you for approval prior to any work commencing on your building. Once plans are approved, we would ask for your second payment to enable us to put the building in to production. Your third payment is made prior to assembly of the building and the final payment is made upon completion of the works.
What is your lead time?
We generally work towards an eight to ten week lead time, subject to seasonal changes. Should you require your Garden Room for an earlier deadline, we will do our best to work with you to try and achieve that.
Do you offer a site survey?
Yes. We offer a free of charge, no obligation, site survey. We feel this is an important part of the decision-making process, to ensure the designated area is suitable and assist you in designing your ideal garden room. We will discuss the construction process, measure your garden space and assess the access to your premises. Depending on your location this will be either a visit to site or via Skype.
What is your delivery charge?
Delivery is free if you are within twenty miles of us. We do regularly install Garden Rooms further afield and would be happy to provide a quote.
Yes. All our buildings are made to order, and we can accommodate most designs. We will work with you to create a building that offers your ideal layout and maximizes your available space.
The highest point of the building is either 2.5m, or up to 3m, as standard. These heights are chosen to comply with permitted development rights. Bespoke heights are available, if required.
There are no limits. We are happy to build to any size. Please bear in mind that you may have a requirement for the Garden Room to meet building regulations if it exceeds thirty square metres internally in size.
As standard, all internal walls are lined with premium grade ply before a full plaster finish, ready for you to decorate. You can upgrade to internal painting.
As standard we offer larch cladding with upgrades to bunrt larch, cedar or composite available. All of our buildings are made to order however, so if you have a different request, we are always happy to discuss new ideas.
Yes. We can either work alongside your own plumber or we can do this for you. We offer the full service, if required, from drainage and sewage system installation to the fitting of white goods.
The Garden Rooms are fully insulated and therefore heat up quickly and retain their heat well. We, therefore, feel that underfloor heating would be unnecessary and an inefficient way to heat the building. However, although this is not a service we offer, you could have electric underfloor heating easily fitted to your garden room if it is something you particularly want to have.
We offer acoustic insulation as an upgrade. This will reduce the transfer of sound from the building. Different acoustic treatments are available depending on the level of sound proofing required.
All of our Garden Room buildings come pre-wired with a consumer unit and your chosen number of sockets and spotlights, along with an outside input socket. We have an electrician who can provide the connection to the outside input socket at an additional charge or you can use your own electrician, if preferred.
This obviously varies depending on the size of building you choose but generally we assemble most “typically” sized Garden Rooms within approximately ten days.
No. Due to the technical construction of the Garden Rooms these must be installed by our experienced team. If you are looking for a self-build project, we would suggest looking at our Log Cabins.
We will assess the access when carrying out your site survey. Generally, we do not need any more than a standard door’s width to reach the build site. Our fitters do not require access to your property, unless the garden can only be reached by going through the house.
No. We only ask that someone is there when the fitters first arrive so you can sign off the exact location of the building in your garden as work commences.
Very little. All we ask is that the area is clear (i.e. no trees, shrubs, existing sheds etc). We can build over slightly uneven ground as our base system will level off the area and we can build over multiple surfaces (i.e. a combination of paving, grass, concrete etc).
Yes. Our chosen method is an eco-base. This consists of solid recycled plastic posts being concreted into the ground to which a tanalised and pressure treated timber framework is fixed. The posts come in 3m lengths and are cut down to size on site, this enables us to level any uneven ground and minimise ground preparations you must do prior to our arrival. This system provides a level base to which your final 2000-gauge damp membrane is attached, and your Garden Room constructed. The eco base is cost effective, less intrusive to your garden, better for the environment, elevates the building away from damp ground and enables all round air flow to the building.
Yes. Approximately 500mm of decking to the front of your building is included, as standard. Additional decking can be installed as an upgrade around their Garden Room, as an upgrade.
