No. To ensure the absolute highest standards of quality control and craftsmanship, all of our buildings are installed exclusively by our own fully trained, in-house London Timber Buildings team.
No, you do not need to be home the entire time. We only ask that someone is present when our installation team first arrives so you can confirm and sign off on the exact location of the building in your garden before construction begins.
Very little. We only ask that the chosen build area is completely clear of obstacles like trees, shrubs, or old structures. Because our advanced base system can level out uneven ground, we can build over multiple surfaces simultaneously, including grass, paving, soil, or concrete.
Yes. If you already have an existing concrete or timber base that is perfectly level and matches the exact dimensions required, our team can build directly onto it. Alternatively, you can choose to have us install a professional base system for you.
We assess access during your initial site survey. Generally, we only require a standard door's width of clearance to safely transport materials to the build site. Our installation team does not need access to the inside of your home unless your garden can only be reached by walking through the property.
While installation times vary depending on the size and complexity of your chosen model, our expert team completes the assembly of most standard-sized log cabins within 3 to 5 working days.
Our garden rooms are manufactured by us, here in the UK. Time frame can vary depending on the size of building you choose but generally we aim to complete your garden room within 3 weeks of works commencing.
Very little. All we ask is that the area is clear (i.e. no trees, shrubs, existing sheds etc). We can build over slightly uneven ground as our base system will level off the area and we can build over multiple surfaces (i.e. a combination of paving,
No. We only ask that someone is there when the fitters first arrive so you can sign off the exact location of the building in your garden as work commences.
We will assess the access when carrying out your site survey. Generally, we do not need any more than a standard doors width to reach the build site. Our fitters do not require access to your property, unless the garden can only be reached by going through the house.
Building heights vary by design. To ensure a hassle-free project, popular models like our Wembley, Chiswick, and Pimlico ranges are specifically engineered to stand at 2.5m or less to comply with UK permitted development rights for standard gardens. Larger apex-roof models are taller, though bespoke heights can always be manufactured to order.
There are no limits—we can manufacture and build to any custom size or dimension you require. Please note that if your log cabin exceeds 30 square metres of internal floor space, the structure may require a formal building regulations application.
All dimensions listed across our website are external wall measurements. Please note that these dimensions do not include the roof overhang of your chosen log cabin model.
For our flat-roof Pimlico and Wembley ranges, we use a premium, single-piece EPDM synthetic rubber roofing membrane, which eliminates seams and prevents leaks; it features a 25-year manufacturer's warranty and a 50-year life expectancy. For apex-roof log cabins, we offer superior-grade felt shingle tiles or premium rubber slate-effect tiles, which are maintenance-free, eco-friendly, and come with a 50-year manufacturer's warranty.
We use only premium-quality, sustainably sourced timber. All of our building logs are strictly graded and controlled under the FSC (Forest Stewardship Council) framework, ensuring our materials promote responsible and sustainable forest management worldwide.
The highest point of the building is either 2.5m, or up to 3m, as standard. These heights are chosen to comply with permitted development rights. Bespoke heights are available, if required.
All measurements listed on our website are external wall measurements. They do not include any overhang your chosen Garden Room may have.
There are no limits. We are happy to build to any size. Please bear in mind that you may have a requirement for the Garden Room to meet building regulations if it exceeds thirty square metres internally in size.
Delivery is £260 for locations within a 20-mile radius of our depot. However, we regularly deliver and install our premium log cabins much further afield across the UK and are always happy to provide a custom delivery quote.
We provide two clear pricing paths online: Self-Build/Supply Only and our Full Turnkey Package. The Full Turnkey option provides a complete, hassle-free installation including: log cabin assembly, local delivery, supply and installation of an eco-base, floor and roof insulation, premium EPDM roofing, guttering with downpipes, and the application of a premium exterior wood protector.
We include high-performance double-glazed windows and doors across our entire log cabin range as standard. We do not use low-quality single glazing, as it is unsuitable for maintaining comfortable year-round temperatures
No, electrics are not included as standard. However, a mains electrical connection can be easily added to a timber log cabin once the structural build is finished. We work closely with trusted local electricians who can provide a separate quote, or you are welcome to use your own professional.
No, a base is not included in the base price, but we offer a professional installation as an optional extra. We highly recommend our heavy-duty eco-base system, which uses solid recycled plastic posts concreted into the ground topped with a pressure-treated timber framework. This elevates the cabin away from damp ground, allows crucial under-floor airflow, and effortlessly levels out uneven surfaces. Traditional concrete bases are also available upon request.
Yes. We can either work alongside your own plumber or we can do this for you. We offer the full service, if required, from drainage and sewage system installation to the fitting of white goods.
We offer acoustic insulation as an upgrade. This will reduce the transfer of sound from the building. Different acoustic treatments are available depending on the level of sound proofing required.
The Garden Rooms are fully insulated and therefore heat up quickly and retain their heat well. We, therefore, feel that underfloor heating would be unnecessary and an inefficient way to heat the building. However, although this is not a service we offer, you could have electric underfloor heating easily fitted to your garden room if it is something you particularly want to have.
No. Due to the technical construction of the Garden Rooms these must be installed by our experienced team. If you are looking for a self-build project, we would suggest looking at our Log Cabins.
