Our design team have worked closely with our carpenters to create a range of garden rooms that bring both style and functionality to your garden.

All of our garden rooms are fully insulated and designed to be used all year round. Each one is made to order and therefore can be made bespoke to your exact requirements.

The construction of each model is the same, it is just the external overhang that is different.

The Garden Room Design Process

Our simple step by step process gives you complete control over the design of your new garden room. We will advise at every step to ensure your garden room fits your space, suits your needs and meets your budget.

We offer a free, no obligation, site survey to all potential customers. We feel this is an important part of the decision-making process, to ensure the designated area is suitable and assist you in designing your ideal garden room.

1. Choose your Garden Room Size

Having selected your garden room from the range options above, it is time to plan the size.

Building sizes are based on the external wall dimensions; width x depth, excluding the 500mm overhang and decking step.

We have two height options; 2.5m (falling within permitted development) or upto 2.8m maximum.

2. Doors, Windows & Walls

All garden rooms can be configured to suit your needs.

We offer both Aluminium and uPVC doors and windows, in variety of sizes, styles and colours available.

You can add internal walls to any of our garden rooms to create multi-room buildings. E.g an office and storage space.

3. Pick External Cladding

As standard the prices include 21mm Grade A Larch or Thermowood cladding. There is the option to upgrade to Composite cladding or K-Render, both of which are available in a choice of colours. All cladding options offer minimal maintenance and can be fitted horizontally or vertically.

4. Finalise Internal Finish

All garden rooms include a full plaster finish to the walls and ceiling as standard. If part of your garden room is to be used as storage or a workshop, we can swap the plaster finish to 12mm ply line. We can also reinforce the wall structure with 12mm ply, allowing you to fix to the walls wherever you need to. Choose to ply as many walls as you need.

5. Select your Flooring

Laminate flooring including underlay, and skirting are included in the standard garden room price. Choose between our Grey Oak and Light Hickory.

Also includes primed MDF skirting boards, which are screwed to the walls once the flooring has been laid. This will require customer decoration including filling, sanding and undercoat.

Upgrade your Electrical Options

External Electrical Connection

Our partnered electrician would be happy to provide you with a quote to connect the Garden Room to your mains supply, or we can leave you to arrange this independently, if preferred.

Internet & Telephone Connection

Should you wish to install a direct internet connection to your Garden Room our partnered electrician would be happy to quote for the inclusion of a data cable.

Air Conditioning Units

We work with a trusted contractor to supply and install an AC/heating unit. Alternatively, we can add an AC isolator, which is in preparation for an AC unit if you would prefer to install this at a later date.

Customise your Decking

Standard Timber Decking

Our hard-wearing standard timber decking has been tanalised to provide durability. This process involves the wood being pressure treated, forcing the treatment deep into the timber cells. This provides long term protection from rot, fungi and insect attack. With proper maintenance you can expect many years of use out of your timber decking. Pressure treated joists are suitable for both in & out of ground contact and interior & exterior applications.

Upgrade: Timber Yellow Balau Decking

Yellow Balau is a tropical hardwood that offers a unique colour range of golden yellow browns through to pale red browns, which sit beautifully within a natural environment. It is a tight-grained strong timber with an even texture, making it very hard-wearing and durable. Balau is often used in marine construction due to its natural water resistance and anti-slip properties. It also has a natural built-in resistance to fungal decay and insect attack. By looking after your Yellow Balau timber correctly, you can expect it to gradually weather to a silver-grey colour.

Standard Composite Decking

Composite decking creates a contemporary finish to your Garden Room. It is a high-quality, UV-resistant man-made product. It is produced from a combination of recycled hardwood fibres and polymers, along with bonding agents and colour tints. The bonding agent reinforces the wooden components, and the additives improve the decking’s weather resistance. Composite decking is moisture resistant and requires minimal maintenance. It highly durable, whilst being an environmentally conscious option. We offer our composite decking in either a dark charcoal grey or lighter stone-grey colourway.

3. Approximate installation timeframe given
4. Finalise size, layout and inclusions.
5. Detailed building plans sent for your approval
6. Schedule build commencement date and confirm a diary of works
7. Final sign-off of building scheduled for day after completion
8. We aim to complete your garden room within 3 weeks of works commencing.
Deposit payment (15%) confirms your order
2nd payment (35%) due upon your sign-off of plans
3rd payment (35%) due prior to works commencing
Balance payment due upon sign-off of works.

Garden Rooms - FAQs

Of course. All Garden Rooms are made to order, and internal partition walls can be added to any building.

As standard all garden rooms are pre-wired with 2-way consumer unit, 2 double sockets, 6 to 10 downlighters (depending on size of building) 2 outside lights & an outside input socket. As standard all spots are chrome, sockets & switches white, upgrades available on request. We have an electrician who can provide the connection to the outside input socket at an additional charge or you can use your own electrician, if preferred.

As standard we offer Larch and Thermowood cladding with upgrades to Cedar, Composite or K-Render available. All of our buildings are made to order however, so if you have a different request, we are always happy to discuss new ideas.

As standard, all garden rooms walls include a full plaster finish to the walls and ceiling, ready for customer decoration. If part of your garden room is to be used as storage or a workshop, we can swap the plaster finish to ply line. We use 12mm ply boards to cover the walls and ceiling to create a neat but functional space for you to use accordingly. The laminate flooring can also be swapped to Caberfloor to create a more durable floor.

Yes. All our buildings are made to order, and we can accommodate most designs. We will work with you to create a building that offers your ideal layout and maximizes your available space.

Payment is split into four parts. Upon ordering we would ask for your first 15% deposit to secure your order. The next step is your plans, which we will send to you for approval prior to any work commencing on your building. Once plans are approved, we would ask for your second payment to enable us to put the building in to production. Your third payment is made prior to assembly of the building and the final payment is made upon completion of the works.

Absolutely! The buildings are fully insulated with 100mm acoustic insulation in the walls, floor and roof. All plaster boards are foil backed, giving superior vapour resistance and additional heat retention. This provides year-round comfort. Upgraded insulation is available, if required, and we can insulate according to your needs (e.g. for acoustic purposes or annexes).

We would expect our Garden Rooms to have a life expectancy of over thirty years and they come with a ten-year structural warranty, as standard.

Generally, no! Our buildings normally fall within permitted development, eliminating the requirement for a planning application being required. If planning permission is required, please speak with a member of our sales team and we will be able to help.

Yes. We offer a free of charge, no obligation, site survey. We feel this is an important part of the decision-making process, to ensure the designated area is suitable and assist you in designing your ideal garden room. We will discuss the construction process, measure your garden space and assess the access to your premises. Depending on your location this will be either a visit to site or via Skype.

Delivery is free if you are within twenty miles of us. We do regularly install Garden Rooms further afield and would be happy to provide a quote.

What can�t you use it for, would be the better question! A home office, craft studio, party and games room, school classroom, teenage hangout, home business (hairdressers, beauty salon, dog grooming parlour, eyelash studio), hobby room, music room, additional family living space, annexe accommodation. The possibilities are endless!

We offer a 4 stage payment structure, detailed in the process chart shown on this page, made in 4 payments.

  • Deposit payment of 15% of total quotation, to confirm your order
  • 2nd payment, of 35%, is due upon approval of plans
  • 3rd payment, of 35%, is due prior to works commencing at your property
  • Final payment is due on completion of build

We generally work towards an eight to ten week lead time, subject to seasonal changes. Should you require your Garden Room for an earlier deadline, we will do our best to work with you to try and achieve that. Please speak with our sales team for current lead times.

Our garden rooms are manufactured by us, here in the UK. Time frame can vary depending on the size of building you choose but generally we aim to complete your garden room within 3 weeks of works commencing.

Very little. All we ask is that the area is clear (i.e. no trees, shrubs, existing sheds etc). We can build over slightly uneven ground as our base system will level off the area and we can build over multiple surfaces (i.e. a combination of paving,

No. We only ask that someone is there when the fitters first arrive so you can sign off the exact location of the building in your garden as work commences.

We will assess the access when carrying out your site survey. Generally, we do not need any more than a standard door�s width to reach the build site. Our fitters do not require access to your property, unless the garden can only be reached by going through the house.

The highest point of the building is either 2.5m, or up to 3m, as standard. These heights are chosen to comply with permitted development rights. Bespoke heights are available, if required.

All measurements listed on our website are external wall measurements. They do not include any overhang your chosen Garden Room may have.

There are no limits. We are happy to build to any size. Please bear in mind that you may have a requirement for the Garden Room to meet building regulations if it exceeds thirty square metres internally in size.

Yes. We can either work alongside your own plumber or we can do this for you. We offer the full service, if required, from drainage and sewage system installation to the fitting of white goods.

We offer acoustic insulation as an upgrade. This will reduce the transfer of sound from the building. Different acoustic treatments are available depending on the level of sound proofing required.

The Garden Rooms are fully insulated and therefore heat up quickly and retain their heat well. We, therefore, feel that underfloor heating would be unnecessary and an inefficient way to heat the building. However, although this is not a service we offer, you could have electric underfloor heating easily fitted to your garden room if it is something you particularly want to have.

No. Due to the technical construction of the Garden Rooms these must be installed by our experienced team. If you are looking for a self-build project, we would suggest looking at our Log Cabins.

As standard, our garden room prices include the following:

  • Local Delivery within 20 miles. We do install beyond this distance however a small charge may apply.
  • Eco base of solid anti-rot recycled plastic posts concreted into the ground to which a grid formation, tanalised wood framework is fixed.
  • 2000-gauge damp course membrane fixed to base
  • Installation of timber frame garden room, engineered using timber frame panels.
  • All insulation used within floor, roof & wall panels is 50mm thick and foil backed.
  • All internal walls are lined with foil backed plasterboard before a full plaster finish. Ready for decorating.
  • All flooring 22mm moisture resistant Caber Floor P5. 
  • Laminate flooring, including underlay & skirting, in choice of colours.
  • All roof boards 18mm OSB 3BBA moisture resistant.
  • EPDM one-piece rubber membrane, final roof cover
  • Exterior cladding – 21mm Grade A Larch
  • Supply & fit guttering to the rear of the building
  • Pre-wired with 2 way consumer unit, 2 double sockets, 6 to 10 downlighters (depending on size of building) & an outside input socket. All sockets & switches are white as standard, upgrades available on request.
