Our design team have worked closely with our carpenters to create a range of buildings that bring both style and functionality to your garden. Take a look below to find out what is included and how we create our garden rooms.

What's included?

The Finsbury Garden Room display building

Windows & Doors

The standard price includes the windows & doors in uPVC as shown in the image. You can change these to aluminium if you prefer, swap the door & windows style and quantities.

Exterior Cladding

The standard price includes the premium Grade A Larch cladding. You can upgrade to composite or cedar cladding.

The Roof

The roof has an additional 12mm ply to sandwich the insulation which is then covered with EPDM. For more information on the roof, scroll down this page.

Guttering

We include the addition of guttering to direct water away from the building.

The Base

This is an eco base of anti rot solid recycled plastic posts concreted into the ground to which a tanalised and pressure treated timber framework is fixed. For more information on the base, scroll down this page.

The interior

All internal walls are lined with foil backed plasterboard before a full plaster finish, ready for decorating.

Laminate flooring

Laminate flooring, including underlay & skirting, in choice of colours.

Electrics

Pre-wired with 2 way consumer unit, 2 double sockets, specified number of downlighters and outside input socket.

As standard all of our garden rooms include the following:

  • Local delivery within 20 miles
  • Eco base of solid anti rot recycled plastic posts concreted into the ground, to which a grid formation of tanalised wood framework is fixed.
  • 2000 gauge damp course membrane fixed to base
  • Installation of timber frame garden room, engineered using SIP panels
  • Foil backed insulation, Celotex or similar, placed within floor, roof and walls.
  • All internal walls are lined with foil backed plasterboard before a full plaster finish. Ready for decorating.
  • All flooring 22mm moisture resistant Caber Floor P5
  • Laminate flooring, including underlay and skirting, in a choice of colours.
  • All roof boards 18mm OSB 3BBA moisture resistant
  • EPDM one piece rubber membrane, final roof cover
  • Exterior cladding 21mm Grade A Larch
  • Supply & fit guttering to the rear of the building
  • Pre wired with 2 way consumer unit, 2 double sockets, downlighter (quantity depends on size of building) & an outside input socket. All sockets & switches are white as standard, upgrades available on request.
  • Doors & windows as shown in chosen model.
  • 10 year structural warranty

The Structure

The main structure of our garden rooms is engineered as follows:

  • Engineered using SIP Panels
  • Skimmed plaster
  • Foil backed plaster board
  • C24 framing timber
  • Foil backed insulation, Celotex or similar
  • OSB 3 Sheathing
  • Tyvek housewrap
  • External cladding of your choice

The Base

Tanalised Timber Base

This is an eco base of anti rot solid recycled plastic posts concreted into the ground to which a tanalised and pressure treated timber framework is fixed. The posts come in 3m lengths and are cut down to size on site, this enables us to level any uneven ground and minimise groundwork for the customer prior to our arrival.

This provides a level base to which your final 2000 gauge damp membrane is attached, and your cabin constructed.

This method is cost effective, less intrusive to your garden and enables all round air flow to the cabin.

The Roof

The roofs have an additional 12mm external ply, to sandwich the insulation,
which is then covered with EPDM. The premium EPDM (ethylene propylene diene terpolymer) is an extremely durable, one piece rubber membrane which is widely used in low slope
buildings worldwide and is therefore perfect for our garden buildings. Its two
primary ingredients, ethylene and propylene, are derived from oil and natural
gas. This gives you greater water proofing protection than the standard roofing
felt and offers a 35 year life expectancy.

We only use 1.5m premium EPDM, not 1.2m like many of our competitors. To
compare, the same 1.5m premium is used on flat roofing for houses.
We include the addition of guttering to direct water away from the building.

We have 4 different designs of garden rooms on offer; The Finsbury, The Mayfair, The Dulwich and The Hoxton. All of which bring their own unique style to your garden. At this stage, it is just about selecting the overall shape of the building as all of the windows and doors are interchangeable and the same applies with the external cladding, but more on this later.

Come and see for yourself

Our Finsbury Garden room is on available to view at our display village in Uxbridge. We are open 7 days a week and on hand to answer any questions you may have. Click here to find our location and contact details.

Our display building is 3.7m x 2.5m and is 2.5m high. The cost for the building as shown is £14,884 incl VAT.

Our buildings are of an exceptional standard. We source premium quality timber and materials for all stages of the build process and our installation team are highly skilled craftsmen. We manufacture our buildings to order and therefore able to offer a bespoke service, giving you the opportunity to adjust to suit your exact requirements.
