Timber has a natural place in the garden. It sits comfortably alongside greenery, changes subtly with the seasons and, when properly cared for, can continue to look good for decades.

That natural character also means timber responds to its surroundings. Over the years, exposure to rain, sunlight and changing temperatures will gradually affect its appearance, making occasional garden room maintenance an important part of keeping it in good condition.

Choosing the Right Exterior Finish

How much maintenance your garden room needs will depend partly on the exterior cladding you choose.

At London Timber Buildings, we offer premium Thermowood cladding as standard, with Western Red Cedar, composite cladding and K-Render also available. As every building is made to order, the exterior can be considered alongside the style of your property and how much ongoing upkeep you would prefer.

Composite and fibre cement cladding require very little maintenance beyond occasional cleaning. Natural timber such as Thermowood and Cedar needs a little more care, particularly if you want to retain its original warm colour. A suitable exterior oil can usually be applied every one to two years, depending on the timber, finish and level of exposure.

Alternatively, timber can be allowed to weather naturally. Cedar and Thermowood will gradually develop a silver-grey appearance outdoors, which is not necessarily a sign that anything is wrong with the timber.

How Does Outdoor Timber Change Over Time?

Timber used outside has to cope with considerably more than timber inside the home. Sunlight gradually affects its colour, rain wears away surface protection, and changing temperatures cause natural expansion and contraction.

We use and supply Osmo timber treatment, which is great for UV exposure, rainfall, temperature changes and every day wear that can all affect exterior wood over time.

This is why timber maintenance is less about trying to keep a garden room looking exactly as it did on installation day and more about keeping the timber properly protected as it ages.

The conditions around the building matter too. A south-facing wall may fade more quickly because of greater UV exposure, while a shaded elevation can remain damp for longer and be more prone to algae. Even different sides of the same garden room can weather at different rates.

Knowing When You Need Timber Maintenance

Rather than relying entirely on a fixed maintenance schedule, it is worth looking at the condition of the timber itself.

Fading, dry or rough areas and a patchy finish can all indicate that protection is beginning to wear. It is worth looking at how water behaves on the surface. If water still beads on treated timber, the protective finish is generally performing well. If it begins soaking into areas that were previously protected, it may be time for some maintenance.

At London Timber Buildings, we use and sell exterior timber treatments from Osmo and Bird Brand. The right product and frequency of treatment will depend on the timber and existing finish, so it is always best to check what has previously been applied before recoating.

Catching these changes early usually makes maintenance much simpler than waiting until the timber has become heavily weathered.

Looking After Your Garden Room Maintenance

Some of the most important maintenance has little to do with applying treatments. Keeping gutters and drainage clear, preventing leaves from collecting around the base and leaving enough space between planting and the cladding all help timber dry properly after wet weather.

In the UK climate, moisture management can make a considerable difference to how exterior timber performs over the years.

A professionally built timber garden room can last for 30 years or more with the right care. Good foundations, drainage, materials and construction provide the starting point, while occasional maintenance helps protect that investment as the building settles into the garden.
