More and more families today opt for garden annexes as they are a practical and flexible way to create extra living space. One building with unlimited possibilities makes a garden annexe a popular choice among growing families. At London Timber Buildings, we believe in creating quality spaces. Garden annexes have become one of our most requested builds, especially for our customers in Hertfordshire.

What is a Garden Annexe?

A garden annexe is a self-contained building within your property boundaries. It comes with facilities that make year-round living not only comfortable but also practical and efficient.

A garden annexe usually contains:

  • A bedroom or open-plan living area
  • Kitchenette or full kitchen
  • Bathroom facilities
  • Utility connections (water, electricity, insulation, sewage)

As more families choose multi-generational living, a garden annexe offers the comfort of a small home within your own property.

How can we use Garden Annexes?

  • Granny Annexe: A practical choice when you want to have your elderly relatives living nearby.
  • Young Adult Housing: An affordable option for young adults saving before buying their first home.
  • Guest House: A perfect space to host friends and families while maintaining your privacy.
  • Rental Income: Some homeowners can also use this space as an extra source of revenue.
  • Multi-purpose Space: From a yoga studio or art room to a home gym or office, the possibilities are almost limitless.

Do You Need Planning Permission for a Garden Annexe in Hertfordshire?

Yes, all garden annexes require planning permission. At London Timber Buildings, we simplify the process by working with the UK’s only annexe planning and development consultancy.

The Planning Process:

You plan your new space, and we will stress about permissions.

  • Pre-application Consultation: We will look at your local council's guidance before we submit our requests.
  • Full Application: We will provide all drawings along with a supporting planning, design, and access statement.
  • Submission: Once we run you through the documents and the process, we will submit it to the concerned council.

Benefits of a Garden Annexe in Hertfordshire

  • Independent Living for Family: Garden annexes offer comfort, independence and the ease of keeping loved ones close. They are the perfect solution for multi-generational living without compromising your privacy.
  • Increases Your Property’s Value: A well-built annexe can significantly increase the value of your home.
  • Cost-Effective Housing Solution: With rising property prices in Hertfordshire, annexes provide affordable extra living space compared to moving houses.

Design Options for your Annexe

Decking

Your Annexe includes approximately 500mm of decking to the front of the building, mirroring your roof overhang. We also offer upgrades and can add additional decking around your building according to your preferences.

Pre-wired

As standard, our annexes are pre-wired and come with standard features like 2 exterior lights, 7 double plug sockets, 12 internal downlights, among others. We can also offer additional downlights, sockets, wall heaters, or air-conditioning units, if required.

Design Choices

  • Our garden annexes come with two roof styles: the apex and the pent.
  • We also offer Aluminium or uPVC doors and windows in a variety of sizes, styles, and colours.
  • Our cladding options include thermowood, composite, and cedar cladding in a variety of colours.
  • While we can help you with standard layouts, you are also free to choose your own layout as per your needs.

What Should We Consider Before Building a Garden Annexe?

  • Planning Permission Requirements: While we help you with the process, it is best to consider the processing time for planning permission.
  • Budget and Financing: Garden annexes are a great way to increase your property’s market value, but one should always consider budget and financing options.
  • The Intended Use of the Garden Annexe: Think about how you would use this space and whether the garden annexe can be used for its intended purpose.
  • Access and Privacy: Check for pathways, entrances, and the garden layout.

A garden annexe is more than just an additional structure; it is a long-term investment in family life, property value, and flexible living. With the right planning, your home in Hertfordshire can offer comfort, independence, and space for generations to come.
